Most roofs we are called out to do not need replacing. They need a few slates, some proper flashing, or the cement that somebody smeared on ten years ago taking off and doing correctly.
That is worth saying plainly, because the fear that stops people ringing a roofer is that they will be told they need a new roof. Sometimes that is the answer. More often it is not.

How to tell you have a problem
A leak rarely appears above the place it is getting in. Water runs along rafters and battens before it drops, so a stain in the middle of the bedroom ceiling can come from a slate ten feet away.
Signs worth acting on:
- A damp patch or stain on an upstairs ceiling, especially after driving rain rather than steady rain
- Slates or fragments of slate in the garden or gutter
- Daylight visible through the roof from inside the loft
- Sagging or dipping in the roof line seen from the street
- Blown or missing pointing on the ridge
- Damp on the chimney breast, which usually means flashing rather than the roof itself
Driving rain from a particular direction causing a leak is a strong clue. It usually points at a detail, a flashing or an abutment, rather than the covering.
How we work
We come and look properly rather than guessing from the ground. We take photographs of what we find, so you can see your own roof instead of taking our word for it.
Then you get a written quote setting out what needs doing and what it costs. If we think part of it can wait, we will say so and price it separately, so you can decide.
What a roof repair costs
There is no honest single price, but the things that move it are straightforward:
- Access
- A repair you can reach off a ladder costs a fraction of one that needs a scaffold or a tower. Scaffolding is often the largest single item on a roofing quote.
- The covering
- Reclaimed Yorkshire stone slate costs considerably more than a concrete tile, and matching an old roof matters if you do not want a patch that shows.
- What is underneath
- If the battens or felt have gone, the job grows. We will not know until we lift a few slates.
- How much of it
- Three slates is an hour. A slipped valley is a day.
The things people ask us
Yes, and usually we should. Patching a sound roof is normal work. The point at which repairs stop making sense is when you are paying for scaffold repeatedly in the same few years, or when the battens underneath have gone across the whole roof.
On a slate roof, usually yes, because reclaimed slate is available and weathers in. On older stone slate it is harder, and we will tell you honestly if a patch is going to be visible.
A properly done repair on a sound roof lasts as long as the roof around it. A repair on a roof that is at the end of its life buys you time, and we will tell you which of the two we think you have.
Yes, and it is often the more useful clue. An intermittent leak that follows wind direction points at a specific detail, which is usually cheaper to fix than a general covering failure.
