Guttering is the least interesting thing on a house and one of the most expensive to ignore. An overflowing gutter puts water down the same strip of wall every time it rains, and a wall that never dries out will eventually show it inside.

What goes wrong
- Blockages
- Leaves, moss off the roof, and the occasional tennis ball. Moss is the big one locally, because it washes off a tiled roof steadily and packs into the gutter.
- Sagging and wrong falls
- Brackets fail, or were spaced too far apart to begin with, and the gutter dips. Water pools in the dip, weight builds, and it gets worse.
- Failed joints
- The rubber seals in uPVC joints perish. Usually a straightforward fix if caught.
- Leaking downpipes
- Often just where the pipe meets the gutter outlet. A dripping downpipe joint aimed at a wall does slow, persistent damage.
- Cast iron corrosion
- On period property, cast iron rusts from the inside at the back where you cannot see it, then splits along the seam.
Why it matters more than it looks
Persistent water down a wall will:
- Saturate the wall so it cannot dry, leading to damp inside
- Soak the fascia and soffit behind the gutter, rotting the timber
- Get into the wall head and the roof structure at the eaves
- In winter, freeze in a joint and force it apart
- Wash out pointing on stonework and cause the face of the stone to spall
Most jobs that start as "there is damp on the front room wall" end at a gutter.
Clear, repair or replace?
Clearing is cheap and often all that is needed. Ask for that first.
Repair makes sense for a joint or a bracket on an otherwise sound run.
Replacement is the answer once the gutter is brittle, the falls are wrong across the whole run, or you are up a ladder at it every year. It is also the sensible time to do it if the fascias and soffits are being replaced, since the gutter has to come off anyway and doing both at once saves the second scaffold.
What guttering costs

- Height and access, a two-storey rear needing more than a single-storey front
- Material, with uPVC cheapest and cast iron or aluminium considerably more
- Whether it is being done alongside fascias and soffits, which reduces the cost of both

Under heavy tree cover, yes. Otherwise they are often more trouble than they are worth, because moss can sit on top of the guard and you end up clearing it anyway.
